When New Jersey Solar Does Not Pay

Most New Jersey guides only tell you why to buy. Here is the other half, because the state’s two income streams both depend on conditions that do not apply to every roof.

  • Heavy shading. Shade costs you twice here. It cuts the bill offset and it cuts SREC-II certificates, because certificates are earned per 1,000 kWh generated. A roof that loses a third of its production loses roughly a third of both income streams.
  • You expect to move within seven years. Cash payback runs 7 to 9 years. Sell before that and the SREC-II income transfers with the system, not with you.
  • Your roof needs replacing first. Removing and reinstalling an array later typically costs thousands, and it interrupts the production your SREC-II income depends on.
  • You want a lease or a PPA. Under both, the system owner collects the SREC-II payments and the net metering credits. In New Jersey that hands away the strongest incentives in the state, which is a worse trade here than almost anywhere else.
  • Your usage is very low. At 23.23¢/kWh the bill offset is what makes the payback work. A small bill means a small offset, and SREC-II income alone rarely carries the return.

One thing that no longer disqualifies you: tax appetite. In most states solar economics still hinge on having enough tax liability to absorb a credit. Since Section 25D expired at the end of 2025, New Jersey’s return comes from SREC-II cash and bill offset instead, so your tax position is largely irrelevant here.

Get your last 12 months of utility bills, confirm your roof age and know your utility territory before requesting quotes. In New Jersey specifically, ask every installer one question up front: what SREC-II rate will my registration lock, and when will you register my system?

Your SREC-II Rate Steps Down, and Registration Date Locks It

The BPU cut the residential ADI rate from $85 to $77 per certificate for registrations received on or after July 27, 2026 (order of May 21, 2026), and reviews it at least once every three years. Whatever rate is current when your system registers is locked for the full 15 years.

Leases and PPAs can still capture a federal commercial credit and pass some value through as lower payments. The catch is that the system owner, not you, collects the SREC-II income and the net metering credits.

Some 2026 proposals still include the federal Section 25D credit that expired December 31, 2025. Any quote showing a 30% federal reduction on a homeowner-owned system is wrong, and every payback number in it is inflated.

When should I register my system to lock the best SREC-II rate?

As early as your installer can file. The rate is fixed by your registration date, not your contract date, and the Board of Public Utilities steps it down over time. Systems registered on or after July 27, 2026 earn $77 per certificate, down from $85 for registrations received before that date.

Ask before signing who submits the SuSI registration and on what date. Slow paperwork across a rate change is a direct cost to you for the next 15 years.

What SREC-II rate will my New Jersey system lock in?

Whatever rate is current on your registration date, held for a full 15 year term. Today that is $77 per certificate for a new registration.

Once locked it cannot be reduced, even when the Board of Public Utilities lowers the rate for later registrations.

Does New Jersey still offer full retail net metering?

Yes. New Jersey remains a true 1 to 1 net metering state, so every kilowatt-hour you export is credited at the full retail rate with PSE&G, JCP&L, Atlantic City Electric and Rockland Electric.

That credit is entirely separate from SREC-II income, which is why a well-sited New Jersey system earns from two streams rather than one.

Can I still claim the 30% federal tax credit in New Jersey?

No. The federal residential clean energy credit under Section 25D expired on December 31, 2025, and New Jersey does not offer a state income tax credit for residential solar.

What remains is the SREC-II income stream, the 6.625% sales tax exemption at purchase and a 100% property tax exemption on the added home value. Any 2026 quote still showing a 30% federal reduction on a system you own is wrong, and every payback figure in that proposal is inflated.

How do I keep the New Jersey property tax exemption?

File Form CRES with your municipal assessor after installation. The exemption covers 100% of the value your system adds to your home, but it is not applied automatically.

If the form is never filed, your assessment can rise with the improvement. Confirm before signing whether your installer files it or whether it is left to you.
