Georgia Solar Is Cheap to Buy and Easy to Get Wrong.

A typical 9.08 kW Georgia system costs $24,700 at $2.72/W, among the lowest stickers in the country. The catch sits on the other side of the meter: Georgia has no statewide net-metering mandate, and Georgia Power credits exported power at 7.22¢/kWh under its RNR-11 tariff, less than half the 14.49¢ average retail rate.

That gap is the single most important fact about Georgia solar. Power you use as you make it saves full retail; power you export earns half. The same system pays back in under 18 years for a work-from-home household with daytime AC load, and past 26 for a commuter household that exports most of its production.

The EMCs complicate it further: Cobb, Jackson, Sawnee and the other cooperatives each run their own buyback schedules, some better than Georgia Power, some worse.

Two Georgia Deadlines and a Dead Rebate

Georgia has almost no incentives, which makes the few moving parts worth knowing precisely.

  • The property-tax exemption sunsets January 1, 2027. The renewable-energy property-tax exemption on the books is scheduled to end; systems installed while it stands keep the benefit, and 2026 buyers are the last clean case. After that, added home value may be assessable, county by county.
  • The Central Georgia EMC $450/kW rebate is dead. Older guides and more than a few sales decks still cite it. It expired. If a quote leans on it, the quote is stale.
  • The federal credit is gone for buyers. Section 25D ended December 31, 2025; a host-owned 2026 system gets $0 back, and Georgia adds no state credit, no SREC market and no sales-tax exemption. Gross cost equals net cost here.
  • Georgia Power runs community solar for households whose roofs or usage profiles do not fit rooftop ownership; it is the honest fallback rather than a stretched rooftop quote.

Georgia Contracts: Where the Numbers Slip

Most Georgia Roofs Shouldn’t Rush This

We say this nowhere else in the country this bluntly: for many Georgia households, the right answer in 2026 is not yet. Here is who should wait.

  • Commuter households. If nobody is home running AC between 9am and 6pm, most of your production exports at 7.22¢ and payback drifts past 26 years, longer than the panel warranty.
  • Anyone whose payback math needs the exports. If the projection only works because exported power is priced at retail, it does not work. Georgia does not pay retail.
  • EMC members without their schedule in hand. Cooperative buyback terms vary widely. Get yours in writing from the co-op before believing any quote.
  • Shaded roofs and short tenures. The usual disqualifiers bite harder here because the margin is thinner: any production loss or early sale lands on a payback that was already long.
  • Households a community-solar subscription fits better. Georgia Power”s program gets bill relief without a $24,700 roof commitment; for low-self-use homes it is often the better instrument.
